The State Preservation Board (SPB) is charged with a unique and multifaceted mission: to preserve, maintain, and restore the historic properties, office buildings, and parking facilities entrusted to its stewardship. This responsibility includes ensuring the integrity, safety, and longevity of these assets in accordance with applicable standards and best practices.
The Robert E. Johnson (REJ) State Office building, located at 1501 Congress Avenue in Austin, Texas, is a 5-story, 303,389 Square foot office building built in 2000. The building has a balcony on the top floor along the west elevation.
Pursuant to Texas Government Code Section 443.007, General Powers and Duties of Board and Section 2156.121, Use of Competitive Sealed Proposals, SPB is requesting proposals from qualified contractors to refurbish the balcony and railing of the REJ State Office Building.
The purpose of this project is to reconstruct the existing balcony railing system to enhance safety and compliance. The work includes raising the top rail elevation from 42 to 46 inches and eliminating perimeter gaps in the railing assembly.
The scope of services shall include, but is not limited to, the following:
• Disassembly of the existing railing system
• Salvage and reuse of stainless-steel components, including brackets, handrail, and top rail.
• Removal and disposal of existing steel tube posts.
• Fabrication and installation of new stainless-steel brackets and steel tube posts
• Replacement of all fasteners, including screws, bolts, washers, and nuts
• Removal and replacement of sealant in the cast-stone (concrete) coping
• Repair of cracks and spalls within the coping
