This is an official notification thatthe Texas Facilities Commission intends to issue a solicitation forConstruction Manager at Risk Services for the Insurance Building โ (Office Of Governor)Demolition and Construct a new Office Building in Austin, Texas.
Project Scope:
In accordance withthe provisions of Texas Government Code, Chapter 2269, Subchapter F,Construction Manager-at-Risk Method, and Rules and Procedures adopted by theTexas Facilities Commission (TFC), TFC is requesting qualifications for aConstruction Manager-at-Risk (CMR) for the Insurance Building โ Office ofGovernor.
The projectentails a New Ground Up Building to be constructed,incorporating basement-level parking and additionalfacilities as outlined in the approved program requirements.
The CMR willcommit to delivering the project within a Guaranteed Maximum Price (GMP),established based on the construction documents and specifications available atthe time of the GMP, including all reasonably inferred items and tasks.
Acting as atrusted advisor to the Owner during both the design development andconstruction phases, the CMR leverages constructability reviews and valueengineering expertise to optimize project outcomes and ensure maximum value tothe Owner.
The CMR willprovide detailed cost estimates at contractually defined milestones. If anyestimate exceeds the established budget, the CMR will work collaboratively withthe Owner and Architect to evaluate the estimate, identify cost drivers, andimplement design or scope adjustments to realign the project with the approvedbudgetโwithout compromising quality or functionality.
This notice does not:
- obligateTFC to issue the referenced solicitation.
- guaranteethe issuance of the referenced solicitation; nor
- guaranteethat the information contained in the notice will remain unchanged uponissuance of the referenced solicitation.
Any effort, expense, or expenditureof resources undertaken by any person or entity because of this notice is atthat personโs or entityโs sole cost and risk. TFC does not seek vendorresponses, marketing materials, or other indications of interest as a result ofthis notice.
