The project is located in Denton County and stands as a standalone retail development on private land.

Sanger Retail LTD serves as the owner and developer of record for this site. Rouch Architects LLC. provided the design services, overseeing the layout and structural requirements for the new restaurant. Andy S Castillo acted as the registered accessibility specialist, ensuring the design met specific state standards during the planning phase.

Construction Timeline and Status

The project was registered with TDLR in October 2025. Following a review completed in January 2026, construction officially began in December 2025. The filing indicated a target completion date of June 2026. The building passed its final TDLR accessibility inspection in August 2026, confirming that construction is complete and the site has met all required regulatory benchmarks.

This development is part of a broader portfolio managed by Sanger Retail LTD, which holds four other TDLR-registered projects in the area totaling $2,242,779. These include a Hotworx, a Brakes Plus, and two shopping center projects. Rouch Architects LLC. has also designed three other Whataburger locations in Dumas, Houston, and Lavon, each with an estimated cost of $2,300,000.
